We are actively acquiring RV parks and mobile home communities that meet the following criteria:

$2M – $12M+ purchase price

$300+ NOI (not pro-forma)

• 50+ sites preferred


Mobile Home Parks: 7%+ current · 8.5%+ pro forma

RV parks: 10%+ cap rate or clear path to achieve within 6 months (nothing lower than a 8% cap)

Operations
Value-add or operational improvement opportunities
• Opportunity to increase rents, occupancy, or operations
• Parks with expansion potential but NOT full development

Tenant Profile

70%+ preferred occupancy · lower OK if priced right

• Long-term residents preferred
• Transient stays secondary

how to get paid

Bring the lead. We’ll structure it, close it, and pay you!

We work with other investors from the creative community who bring us off-market RV park and MHP opportunities.

If we close on a deal you submit, you will be paid a bird dog fee of $1,000 per $1M of purchase price, paid at closing.

We require that no negotiations have taken place prior to submission so we can structure directly with the seller.

We review every qualified lead and respond within 72 hours.

We believe in learning while earning and are happy to give you a behind-the-scenes look at deals with you as we move forward .

We do not typically work in a wholesale structure, as we need to negotiate our own terms and operate the asset.

Please be mindful when submitting opportunities. If multiple submissions do not meet our criteria (max two), we will no longer review future deals from you.
